Having a property inspected has a few purposes and it may be your own property or someone else’s. If it is someone else’s this will usually be when you are selling, unless you are lending money and are checking a property’s value. A property inspection wont necessarily give a value of a property but it will show issues that may affect the value of a property or if you are already in a property will perhaps show you work you will need to complete.

It is important when buying a home to know if there are any problems that could cost you money to sort out in the long run or in extreme circumstances lead to a total loss. A total loss or near total loss could be if the property is so unsafe it needs to be demolished leaving you with only the value of the land or where fixing problems with a house would cost more than building a new one.
Most of the time though when you are looking at buying a property you will only have minor problems come up, these will give you an idea what you may have to spend on the house once you buy it and so will affect the amount you offer on the property and whether it is something you can afford: knowing though means your risk is minimized. It may be of course that some slightly more major problems such as subsidence or rotten or termite infested timbers will put you off buying a home or it could be a general disrepair with a large number of minor problems.


As a seller you will have buyers coming and looking at your home or other property and trying to guess for themselves what problems may be lurking. They may find some signs of problems and assume issues such as damp are worth than they are. They could get an inspection done themselves to find out for sure but many will just not bother unless they really like the house. If you get an inspection done of course then they can put in an offer knowing what they are letting themselves in for and you may find it easier to sell your home. Even if there are some issues people can see what they are and give you an offer accordingly, just make sure that you use a licensed inspector who can be trusted by you and the people seeing the inspection report.

If you are already in a home, perhaps if you have been in it for some time or it is an older property you may want to check if there are any problems that may need sorting now or in the future. Not only will this help you budget but it could keep you safe: certain problems such as subsidence can make a home suddenly collapse as can rotting timbers and certain mold spores can be deadly in large enough numbers. Many problems a home inspector will check for are things that if caught early can easily fixed: such as a leaking roof which if left could lead to beams rotting and an entire new roof complete with timbers being needed.
